Hampton Lake Has Sprung to Life in its First Year With More than 100 Homes Started and/or Completed.

Hampton Lake, the first private lake community in the Hilton Head Island/Bluffton, SC area, has sprung to life with more than 100 residences under construction, including 65 completed homes since its grand opening last summer.
"Our first year of construction activity is ahead of our projection," said Gerrit Albert, President of the 900-acre community located just off the new Bluffton Parkway near SC Highway 170. "Considering phase one construction was completed in late April of last year, with our grand opening following in May, we are quite happy with our first year's results."
Albert credits the first year of success largely to Lakeside Village, Hampton's Lake's cohesive family-oriented amenity village designed and constructed along the shoreline of the private community's 165 acre freshwater lake. The facility was recently honored with the 2007 "Best in American Living Award" presented by the National Association of Homebuilders and Professional Builder Magazine.
"Hampton Lake has experienced a wonderful year of growth," said Gary Sandor, Senior Vice President with Reed Development. "Better yet, we've had a very positive response by both buyers and visitors to our distinctive community. There is nothing quite like it in this part of the country, or anywhere else that I'm aware of."
Albert pointed out that while Lakeside Village has been the catalyst of Hampton Lake's positive start, the overall community offers a variety of custom and pre-designed homes ranging in price from $300,000 to $1 million+. He noted that 30 of the 110 homes under construction are custom homes with 19 already complete.
Eighty of the remaining Hampton Lake homes are pre-designed residences fitting within four distinctive categories: (1) Coach Homes by Lake Estates - which feature maintenance-free, single-level living; (2) Villa Homes by Weldenfield LifeStyle Group offering a family-friendly affordability and flexible styling; (3) Cottage Homes by David Weekley Homes with spacious 3 to 5 bedroom floor plans on attractive wooded homesites, and (4) Carriage Homes which offer three and four bedroom layouts (also built by Weldenfield). Each home floor plan can be customized with special features offered by the different builders.
"Overall it has been a terrific collaborative effort," said Sandor. "We could not have coordinated this many homes coming out of the ground at the same time without the relationships we have with our participating builders."
In addition to its award-winning amenity village, Hampton Lake provides residents with more than nine miles of greenway trails and boardwalks for walking, jogging and biking, seven miles of navigable waterways for kayaking and boating, plus 340 acres of natural wetlands and 15 miles of shoreline.
The village itself features Backwater Bill's, a charming indoor-outdoor bar and grill plus Adventure Lagoon, a family-oriented resort-style pool with a central island and lazy river, the adult-only Cool Pool with cabanas, and Shrimp's Puddle, a children's play area complete with bubblers and other water features; Nearby is Dog Paddle Park, the first complete recreational park for pets at any private community in The Carolinas.
